We offer a structured pre-listing improvement and inspection strategy for sellers who want to maximize value without paying upfront.

Our standard listing fee is 3%.
Up to 1% of the anticipated sale price (capped at $5,000) may be allocated toward pre-listing improvements and is paid at closing.
On a $500,000 home, that means up to $5,000 invested before the home ever hits the market.

The improvements are completed under a separate Pre-Listing Improvement Agreement that is tied to the property, not the homeowner personally.
If a sale does not occur, the agreement ensures the cost of completed improvements is addressed at a future sale or refinance. There are no interest charges, penalties, or surprise fees.
