Meet

Juli-Ann Hines

Hi, I’m Juli-Ann Hines, founder of Real Estate Jewels. Raised in the small town of Fox Lake, Illinois, I bring a grounded, spirited approach to real estate that’s shaped by years of hands-on experience. Since 2004, I’ve worked as a licensed Realtor, broker, roofing contractor, and renovation company owner — all to offer homeowners a better way to sell. I created Jewels of Florida to help clients unlock their home’s full potential through smart repairs, thoughtful staging, and honest pricing. If you’re looking for a real estate experience rooted in integrity and real results, I’m here to help.

Seller Fact Sheet: How Real Estate Jewels Helps You Sell for More

Pre-Listing Improvements & Inspection Program

Serving Melbourne, FL & Brevard County

Sell Smarter. Not As-Is.

At Real Estate Jewels, we help homeowners sell faster and for more money by preparing their home before it goes on the market — not after buyers start negotiating.

Most homes lose value due to avoidable inspection issues, cosmetic objections, and last-minute repair requests. Our system is designed to eliminate those problems upfront.

How Our Pre-Listing Improvement Program Works

We offer a structured pre-listing improvement and inspection strategy for sellers who want to maximize value without paying upfront.

Key Highlights
• ✔ No upfront cost to the seller
• ✔ Strategic improvements before listing
• ✔ Pre-listing home inspection
• ✔ Paid at closing
• ✔ Property-based agreement

Our standard listing fee is 3%.
Up to 1% of the anticipated sale price (capped at $5,000) may be allocated toward pre-listing improvements and is paid at closing.

On a $500,000 home, that means up to $5,000 invested before the home ever hits the market.

What Is a Pre-Listing Home Inspection?

A pre-listing inspection is the same type of inspection a buyer would order — completed before the home is listed.

Why Sellers Choose a Pre-Listing Inspection

• Identify issues before buyers do
• Reduce surprise repair requests
• Prevent deal fallout during escrow
• Strengthen negotiating position
• Control timing and costs

Most homes have inspection findings. That’s normal. The difference is whether those issues are discovered on your timeline or under buyer pressure.

What Improvements Are Typically Addressed?

Every home is different, but improvements often include:
• Paint refreshes
• Curb appeal and landscaping
• Minor repairs identified by inspection
• Fixture, hardware, or lighting updates
• Cosmetic items buyers commonly flag

We only recommend improvements that are designed to increase marketability and reduce buyer objections — not unnecessary upgrades.

What If the Home Doesn’t Sell?

That’s a fair question.

The improvements are completed under a separate Pre-Listing Improvement Agreement that is tied to the property, not the homeowner personally.

If a sale does not occur, the agreement ensures the cost of completed improvements is addressed at a future sale or refinance. There are no interest charges, penalties, or surprise fees.

Our goal is always to sell the home — because that’s how everyone wins.

Why Prepared Homes Sell Better

Homes that are properly prepared:
• Attract more buyers
• Sell faster
• Receive stronger offers
• Face fewer inspection negotiations
• Avoid price reductions

Preparation isn’t an expense — it’s leverage.

Is This Right for Every Seller?

No — and that’s intentional.

We work with sellers who:
• want a strategic approach
• value preparation over guesswork
• want to reduce stress during escrow
• want to maximize net proceeds

We only take on projects we believe we can successfully help sell.

How Our Buyer Strategy Works

Buyer Preparation & Repair Strategy

Some buyers avoid homes that need work. Others see opportunity.

When appropriate, we help buyers evaluate properties that may benefit from repairs or improvements and develop a strategy to address those items as part of the purchase.

Depending on the transaction, this may include:
• negotiating seller credits or repairs
• structuring concessions within the offer
• coordinating up to $5,000 in approved post-purchase repair or improvement solutions, when applicable
• prioritizing improvements that add value or reduce risk

This approach allows buyers to consider a wider range of properties without taking on unnecessary uncertainty.

All strategies are discussed in advance and structured in compliance with Florida real estate regulations.

1. Buyer Strategy Consultation

We start with a conversation to understand:
• your goals and timeline
• financing or cash position
• preferred locations and property types
• deal-breakers vs. flex points

This allows us to determine whether we’re a good fit.

2. Market & Pricing Guidance

Once represented, we help you:
• understand true market value
• identify strong opportunities
• avoid overpaying
• recognize red flags early

3. Strategic Showings

We don’t show homes randomly.

Showings are:
• intentional
• aligned with your criteria
• scheduled efficiently
• focused on properties you can realistically secure

4. Offer & Negotiation Strategy

When you’re ready to make an offer, we:
• advise on price and terms
• structure offers competitively
• negotiate repairs, credits, and concessions
• protect your position through inspection and appraisal

5. Contract to Closing Support

We guide you through:
• inspections
• repair negotiations
• timelines and deadlines
• escrow coordination
• final walkthrough and closing

You are never navigating this alone.

Is This Right for Every Buyer?

No — and that’s intentional.

This approach is best for buyers who:
• want professional representation
• understand the value of strategy
• are ready to work under agreement
• want guidance, not pressure

If you’re just beginning to explore options, we’re happy to start with a consultation to see if representation makes sense now or later.

Buying as an Investor

We also work with buyers purchasing:
• rental properties
• second homes
• investment opportunities

Investor representation focuses on:
• numbers and returns
• exit strategy
• risk management
• long-term positioning
