Seller Fact Sheet: How Real Estate Jewels Helps You Sell for More

Pre-Listing Improvements & Inspection Program

Melbourne, FL & Brevard County

Sell Smarter. Not As-Is.

At Real Estate Jewels, we help homeowners sell faster and for more money by preparing their home before it goes on the market — not after buyers start negotiating.

Most homes lose value due to avoidable inspection issues, cosmetic objections, and last-minute repair requests. Our system is designed to eliminate those problems upfront.

How Our Pre-Listing Improvement Program Works

We offer a structured pre-listing improvement and inspection strategy for sellers who want to maximize value without paying upfront.

Key Highlights
• ✔ No upfront cost to the seller
• ✔ Strategic improvements before listing
• ✔ Pre-listing home inspection
• ✔ Paid at closing
• ✔ Property-based agreement

Our standard listing fee is 3%.
Up to 1% of the anticipated sale price (capped at $5,000) may be allocated toward pre-listing improvements and is paid at closing.

On a $500,000 home, that means up to $5,000 invested before the home ever hits the market.

What Is a Pre-Listing Home Inspection?

A pre-listing inspection is the same type of inspection a buyer would order — completed before the home is listed.

Why Sellers Choose a Pre-Listing Inspection

• Identify issues before buyers do
• Reduce surprise repair requests
• Prevent deal fallout during escrow
• Strengthen negotiating position
• Control timing and costs

Most homes have inspection findings. That’s normal. The difference is whether those issues are discovered on your timeline or under buyer pressure.

What Improvements Are Typically Addressed?

Every home is different, but improvements often include:
• Paint refreshes
• Curb appeal and landscaping
• Minor repairs identified by inspection
• Fixture, hardware, or lighting updates
• Cosmetic items buyers commonly flag

We only recommend improvements that are designed to increase marketability and reduce buyer objections — not unnecessary upgrades.

What If the Home Doesn’t Sell?

That’s a fair question.

The improvements are completed under a separate Pre-Listing Improvement Agreement that is tied to the property, not the homeowner personally.

If a sale does not occur, the agreement ensures the cost of completed improvements is addressed at a future sale or refinance. There are no interest charges, penalties, or surprise fees.

Our goal is always to sell the home — because that’s how everyone wins.

Why Prepared Homes Sell Better

Homes that are properly prepared:
• Attract more buyers
• Sell faster
• Receive stronger offers
• Face fewer inspection negotiations
• Avoid price reductions

Preparation isn’t an expense — it’s leverage.

Is This Right for Every Seller?

No — and that’s intentional.

We work with sellers who:
• want a strategic approach
• value preparation over guesswork
• want to reduce stress during escrow
• want to maximize net proceeds

We only take on projects we believe we can successfully help sell.
